Lake Dunlap is a Guadalupe River reservoir between New Braunfels, Geronimo, and Seguin. It is a lake-and-community area, not a gated HOA we will invent amenities for. Pachanga has built here.
Waterfront and lake-adjacent lots ask different questions than a Hill Country ridge. Floodplain, trees, and how the house already faces the water all matter. A backyard pool is sometimes the everyday water — the lake is the weekend.
Off the water, the climate is still river country: heat, humidity, pecan and oak shade if you are lucky. We design for sitting in the shallows and cooking outside, not for a deep end that goes unused.
Because we have built in the Lake Dunlap area, we know the ground is not theoretical. We still will not guess your lot’s rules, your dock, or your neighbor’s survey. We walk the property.
